Puget Sound Investors LLC provides investment opportunities to individual investors, retirement accounts (including IRA’s), institutional investors, pension funds, private equity funds and hedge funds.
Puget Sound Investors LLC has provided investment opportunities ranging from $10,000 to $1,500,000, generating annualized yields from 9.0% to 13.0%, depending on the type of investment and the level of risk. As with any investment, there is always a certain inherent level of risk. No investment will be recommended if there is unacceptable risk. By taking a unique and disciplined approach to our business, we are dedicated to indentifying, analyzing and mitigating potential risk factors faced by our investors.
Unique Approach
We take a unique approach by offering investment opportunities to meet the needs and expectation of the individual investor. We know our investors, and understand their unique financial goals, needs and concerns. Our management team believes in a hands-on approach, ensuring each investor receives the personal attention they deserve.
Our investors are not placed in mortgage pool programs or fractional note programs. Instead, our investors are given the opportunity to investment in whole Note purchases. This approach allows us to find, introduce and implement investment strategies that meet the individual needs of each investment.
Before any investment opportunity is recommended to an investor, Puget Sound Investors LLC typically provides the following documentation:
- Loan Memorandum including Executive Summary
- Title Report (to be followed by Loan Policy of Title Insurance)
- Credit Report and Financial Statement of the borrower
- Assessed Valuation summary of the property
- Appraisal, BPO or Market Value Analysis, supported by comparable sales
- Copies of all other relevant documents
Administrative Fee
Our loans typically provide for an administrative fee of 1% Interest that is paid on a monthly basis as payments are made. For example, if the interest rate of the Promissory Note is 10.5%, the investor will receive 9.5% and Puget Sound Investors will receive 1%. However, the investor will receive a discount from the face amount of the loan, thereby generating an annualized yield of at least 10%. In exchange for this administrative fee, Puget Sound Investors will provide the following services for the duration of the loan:
- Monthly monitoring and reports to investor;
- Contact with and notices to the borrower as needed;
- Property insurance/tax payment verification;
- Payment of one-half of monthly contract collection fee.
